Guest shall not be entitled to possession unless and until full amount has been paid. Upon final payment, Prior to Check-In, tenant will be issued a code via email for the key lock box located on the front door of the Rental Property. Tenant is responsible for leaving key (s) in lock box as they originally found it. Another key will be left in the condo unit hung up in the kitchen. (Please leave that key there when you check out). Said tenant is responsible for the cost of replacement of keys and for the costs of re-keying and/or replacement of locks in the event that any keys are lost, or misplaced. There will be a $30.00 fee for lockouts payable when Guest is admitted to the property. Returned checks will incur $30.00 Item return fee.

CANCELLATION POLICY – In the event of a cancellation, 16% of the gross rent will be charged if the Property is re-rented for the full amount. If the Property is not re-rented for the full amount, the rental deposit will be forfeited. All cancellations must be in writing. If Guest has not checked-in within 24 hours of the arrival date, the reservation may be cancelled and the entire deposit forfeited. A transfer to another Property at Guest’s request, will be treated as a cancellation. Your reservation will be in effect upon receipt of deposit and the cancellation policy will apply at that time. No refunds will be given for inclement weather, including hurricanes, or for activities beyond control of Owner.

Please bring your own towels, linens, trash bags, soap etc.

Security Deposit of $250.00 is also due in separate check at time of initial deposit. This will be mailed back to tenant upon condo left in satisfactory condition within 7 days from checkout.

Guests covenants and agrees to surrender the rental property in as good condition as the commencement of occupancy, normal wear and tear is acceptable. Guest is financially responsible for any damage to the rental property made by themselves, their family, or their guests and any damage inflicted on the property during their stay. Agent and Owner(s) reserve the right to inspect and make repairs to the property during the lodging period and will inspect the property at the conclusion of this Agreement. Toilets shall not be used for any purpose other than that for which they were constructed and no sweepings, sanitary pads, diapers, rubbish, rags, or garbage shall be placed therein. Any stoppage of sewer lines through the neglect of Guest shall be repaired at the expense of the Guest. Guest will further be responsible for any damage caused by escape or overflow of water resulting from any cause.

Guests shall not be entitled to any refund. Owner(s), upon being notified by Guest of any malfunction, shall make every reasonable effort to have such malfunction corrected promptly. Televisions, VCR’s, and Microwaves may be offered, and repairs/replacements are not guaranteed if they become inoperable.

Owner(s) of the leased premises will be held free and harmless by Guest from any loss, claim, damage by reason of any accidents, which includes but limited to falling down the spiral stairs or falling off the balcony, any injuries or damage to any personal property occurring anywhere on or about the leased premises which is within the exclusive control of the Guest.

Ocean City has adopted a Noise Control Ordinance that makes it unlawful to cause or permit noise levels, which exceed those established by the Department of health and Mental Hygiene of the State of Maryland (COMAR 10.20.01). It shall be a violation of this Agreement and ground for immediate eviction if these noise levels are exceeded as a result of Guest’s activity on the property. Ocean City has other noise ordinances, which are civil and/or criminal offenses if violated.

Guest’s belongings that are left in the property after the property has been vacated may be disposed of by the Owner(s) without liability. Owner(s) are not responsible for theft. No representation, agreement, undertaking or promises whether oral implied or inferred have been made by Owner(s) unless expressly stated herein.
